The analytical view to vernacular architecture is not a product of an evolutionary historical process, it brings the necessity that is unlike the nature of vernacular architecture, which has been formed in subjective theoretical areas, but lacks the theoretical claim. This theoretical necessity that has shown itself after the renaissance era has various aspects. The coincidence of this theoretical necessity with some features in vernacular architecture attracts the theoreticians and then architects to vernacular architecture. These features and the way of theorizing and practical exploitation, which have been referred theoretically about 5 recent centuries form the structure of this article. Three directional classifications used in this article are based on the usage of the vernacular architecture’s qualities in terms of architectural theory and practice that has happened in the period of emerging architectural theories (in its non-traditional or modern sense) after the renaissance era. The first classification is primitive origin, which refers to the qualities of vernacular architecture on the basis of its primitive and genuine assumptions, which makes it a starting point for approaching new theory which does not necessarily refer to any contemporary value in vernacular architecture. The second is pattern origin, this is some imitative reference to vernacular architecture that views its objectivity as valuable within all periods of time or at least the present time. The third is modeling origin, this refers to vernacular architecture as to be continued, but not in its objectivity. In this category there are principles and genotypes that should be translated and used in the contemporary language. So in this survey, we will consider that most theoretical and practical approaches taken after Renaissance toward vernacular architecture are not aimed to maintain its timeless values, but they mainly are exploiting from it to pursue their own requirements and this makes it necessary to restudy vernacular for its own sake.
